For hearing, discussion, and possible action to:
Adopt an amendment to the Washoe County Master Plan, North Valleys Master Plan Land Use Map, to change the master plan land use designation for 3 parcels (APNs: 552-190-02, 20 and 21) totaling ±9.19 acres from Suburban Residential (SR) to Commercial (C), and if approved, authorize the chair to sign a resolution to this effect. Any adoption by the Planning Commission is subject to approval by the Washoe County Board of County Commissioners and a finding of conformance with the Truckee Meadows Regional Plan by the regional planning authorities.
And
Subject to final approval of the associated master plan amendment and a finding of conformance with the Truckee Meadows Regional Plan, recommend adoption of an amendment to the North Valleys Regulatory Zone Map, to change the regulatory zoning for 3 parcels (APNs: 552-190-02, 20 and 21) from ±3.8 acres of Low Density Suburban (LDS -1 single family dwelling units per 1 acre) and 5.37 acres of Medium Density Suburban (MDS- 3 single family dwelling units per 1 acre to Neighborhood Commercial (NC) and, if approved, authorize the chair to sign a resolution to this effect.

To approve a special use permit per WCC 110.810.30, as required by WCC Table 110.302.02.1, for three (3) existing residence: a 1,857 SF residence on APN: 552-190-02; a 1,440 SF residence on APN: 552-190-02; and a 2,180 SF residence on APN: 552-190-21.
This application is submitted by the Reinhardt Goll Family Trust on behalf of Elmer Vasquez & Nilsa Chavez and Reinhardt Goll Family Trust. The subject properties are located north of the intersection of Lemmon Drive and Buck Drive (APN: 552-190-02, 20 and 21) and consists of approximately 2.07, 3.3, & 3.8 acres.
The proposal is being reviewed under Development Code Article 820, Amendment of Master Plan and Article 821, Amendment of Regulatory Zone and is situated within Commission District 5. The site falls within the boundaries of the North Valleys Planning Area.
